Residential - Purchase and Sale
We perform property inspections for Buyers and for Sellers. Our job is to try to find out if the systems of the home are functioning properly; and, whether the home is going to serve clients and their families dependably. So, even though the inspection is non invasive, we take our time to try to look into every corner, to test every receptacle we can find; and, to open and shut the windows. We operate the heating, ventilation and air conditioning (HVAC), if present; as well as examine the electrical systems. On page one of this website, there is a list of the items we look at. Home Sellers often ask us to inspect their home before they list it for sale. Frequently, this is so they can fix the more serious items rather than to have to negotiate with the buyer regarding the repair and its' cost. Other times, Sellers will have us inspect the home then give the entire report to serious Buyers to satisfy their disclosure requirements. Sometimes Buyers of new homes request us to perform an in-depth inspection of a newly constructed home to serve as an extra review of the house condition.
When we say that the inspection is non invasive, we mean that we do not cut holes in the walls and ceilings to examine the condition of the home. We look at what we can see. But, at In-Depth, we also use modern technology to help us see more. We utilize moisture meters to determine whether walls, ceilings and floorboards have elevated moisture in them. We utilize infrared thermometers and cameras to try to "see" behind walls, looking for thermal variances that may be out of place. And, we utilize a floor level manometer to help us determine whether a foundation may have settled or tilted abnormally. Combined with our field experience and ongoing educational training, these tools help us to provide a more detailed look at the property. Our findings are delivered in a narrative written report that includes photos and discussions of our findings, usually within 24 hours after we perform the inspection. Our clients also get an onsite verbal discussion immediately after the inspection to highlight some of the most important findings.
When considering whether to purchase income property, it is essential to have an unbiased assessment of the condition of the building and its' components before making a final decision. Based upon our detailed on-site investigations, we will generate a custom report that addresses the condition of the building as a whole. This will include the operation of the heating, ventilation and air conditioning (HVAC) systems, roofing, plumbing and electrical systems, lighting systems, interior and exterior walls, windows, doors, flooring, ceiling materials; and, a limited review of the foundation. A review of parking surfaces, sidewalks and surface drainage will also be performed.
FHA Home Inspections
We are certified by The Federal Housing Administration (FHA) to perform inspections on houses being financed with FHA assistance to determine whether the houses meet FHA Real Estate Standards for Health and Safety. These inspections may be on houses that have been around for awhile; or, frequently they are of new homes being purchased with FHA assistance. The report format for these inspections is simpler than for other inspections because FHA has a specific set of criterion to work with.
